寫字樓

辦公室顧名思義就是一個讓商業組織在裡面進行各種類型的商業交流和辦事的地方,可以是普通的寫字樓、會議、商業簽約交易、也可以直接提供客戶服務和物品。寫字樓物業可以在商業大廈裡,或者大廈容許的部份用作寫字樓用途。如果寫字樓的業務性質直接與工業生產營運有關,工業大廈空間是可能容許用作寫字樓用途。

餐廳食肆

在香港經營餐廳食肆必須申領由香港食物環境衞生署發出有效的食肆牌照,同時須要符合所有相關政府部門的規定,如屋宇署、消防處、環境保護署、機電工程署及勞工處。食肆的類別和環境會直接影響所須要的牌照種類和發出牌照的條件。食物和飲料的提供、儲存、製造都有訂明的安全及衞生標準。同時須要謹慎了解大廈、物業及其周邊狀況,符合消防安全規定,和持有牌照人的選擇,等。牌照條件和申請過程繁複,建議聘用專業有豐富經驗的牌照顧問公司負責處理牌照申請。

餐廳食肆持牌者考慮‘出售/轉讓’餐廳牌照,或尋找餐廳頂讓,可以考慮連同餐廳食肆一同轉售餐廳牌照給新買家。如果正考慮餐廳轉讓,與我們分享你的想法。

裝修設計

商業物業的正式租約很多時候都列明條款要求租客在租約結束時或租期終結前把物業還原到物業的 “基本狀況”。這就是需要租客把租用範圍的裝修、裝置、可移動物品、傢俬、間隔牆、消防設備、冷氣設備、燈光照明、懸掛式假天花板、大門、牆壁狀況、等內部裝修還原到原本狀況或是指定的標準交樓狀況。物業還原是正面的,容易理解的,也是一種禮貌行為。但對於善用資源的角度來看,物業還原不但未能物盡其用,也跟節能環保、循環再用背道而馳,同時增加了棄置成本。

業主與租客可以考慮以現狀交樓、推出修整的方案、或是尋找鼓勵重用單位裝修的室內設計公司。如果正考慮做物業裝修設計工程,請與我們分享你的想法。

Your company name, business nature, intended use, number of people using the space, size (gross / net), budget, timing and urgency, preference building and location, new setup or relocation, motive behind this new property project, and optional items - ceiling height, view, air-conditioning operation hours, floor loading, floor zone, properties you have visited recently, car parking space, your current office / location,

Extension - tips

  • To find what you want, first you have to know what you want a. Knowing what you need, how many staff/customers at the premises? Where do you want to be located? What is your budget? What are the good-to-have items? What are the must-have items?
  • Identify the decision maker and influencer

    (a) If you are the decision maker, surely you will be able to tell us what you would like to have, there’s a clear objective.

    (b) If you are the influencer, you should have a good understanding of the company’s needs, preferences, and set priorities easily. We can work together to find the target.

    (c) If you are the frontline solder without know where to shot your bullets, but being ordered to bring in with a beautiful report, too often the project will runs off sideways or ended up in the trash. Don’t worry, we understand how it feels like, let us know and we will finish your homework.

  • Let us understand your ideas
  • Property inspection - compare and evaluate whether the property is suitable.
  • Decide on who shall become the Tenant, i.e. the company (e.g. newly incorporated, existing company)
  • Let us have your feedbacks and project status.
  • Feasibility test - site plan, interior designer, central air-conditioning hours of operation, licensing, etc.
  • Sufficient time - time for reinstatement at the current location, renovation for the new property, license application, interior design, design approval, internal management approvals, lease application, etc.
  • Costs - Deposits, rental and management fees for the duration of the tenancy, renovation costs, insurance policies, legal fees, agency fees, stamp duty, government rates and rent, promotion/marketing fees, turnover rent, reinstatement costs, etc.
