Interior

Many so often will the tenancy agreement requiring the tenant to reinstate the property to standard landlord’s provision, or ‘bare-shell’ condition. This requirement often means the tenant will have to perform interior works such as removal of all chattels, furniture, partitioning wall, restore fire sprinkler systems, air-conditioning system, lighting, suspension ceiling, entrance doors, wall rendering, etc. Although it is understandable the reasons behind this clause is to ‘make good the premises’ in itself is arguably a good ‘habit’. But from the environmental point of view, this is removing the chance of better use of resources and adding burden to the landfill.

Property owner and tenant should maximise the chance to reuse the interior renovation by renting the property in as-is condition, or offer to improve by refurbishing the existing renovation, or to engage an interior designer who offers to maximise the reusability of existing interior layout design for the new tenancy.
